Projects That Make a Difference and Relationships Add to Developer's Success

Chicago is a city of change, and not just when it comes to the weather. From frontier trade post to 'hog butcher of the world,' Chicago has remade itself many times. It comes as no surprise then that the city and its neighborhoods are undergoing yet another transformation, this one in terms of real estate. The once-empty industrial buildings that stood as relics of Chicago's bygone days are being revamped into hip and innovative residential developments. Ted Mazola--who is just one of many developers that are a part of this rejuvenation--stands out as a major force in changing the face of Chicago's near west side.

As president of New West Realty, Mazola believes he is in a unique position to reach the basic goals of product and profit. New West Realty looks for projects where we can make a difference, beyond just constructing another building. We're building people's homes, and we take that very seriously. Adaptive reuse condominiums on the near west and south sides are a testament to the mutually beneficial relationship between developers and community. One example of unused space being converted into sophisticated new residences is University Station at 1550 S. Blue Island Ave. The massive building was once a facility used to store and process vegetables. Now, since the refurbishment kept the historic integrity of the building, residents will enjoy a tax freeze over the next eight years. The tax freeze is an incentive to keep historical landmarks a functioning part of Chicago's architectural landscape. The tax freeze is one of many integral innovations used by New West to produce modern and affordable housing.

New West's success also depends on strong relationships with service companies. For years the company has worked with Greater Illinois Title Company because, according to Mazola, "they know how to serve a developer of any size." "Experience is also necessary to a development's success, and after many years in the business we are well aware of the challenges of remaking a neighborhood. People are always leery of change at first. They are used to the status quo no matter how good or bad that might be. We are in the change business, but ultimately people see that the changes we make are good. There is no doubt that those positive changes are happening around University Station. Buzz surrounds the area which--with the fine dining of Taylor Street and the economic and cultural benefits of UIC--is one of Chicago's hottest places to live."
